on Selling your House on the Open Market
Callers often ask us what they
should do to try to speed up the sale of their
property on the open market, if they decide to sell
through the traditional route using an Estate Agent
and letting people look around.
To help we have prepared some
useful tips on how to prepare your house for sale.
Remember it is now more difficult to sell so you
need to ensure that your house will appeal to
anybody that looks around.
When you are marketing the
property yourself or through an Estate Agent you
will often be given very little warning that someone
wants to look around. It is advisable to keep you
house permanently ready.
- If budget allows redecorate to ensure that
all rooms have a neutral colour – Magnolia,
cream or white. Avoid feature walls as these
might not appeal to the person who is looking
around.
- Make sure that every room is very
tidy. Put all personal things away including
family photos, old newspapers.
- Clean every room very well.
- Put all toilet seats down.
- Make all the beds.
- Put all your washing away.
- Finish the washing up and put all pots away
in kitchen cupboard - clutter makes places look
smaller.
- If possible arrange for any pets to ‘go on
holiday’ or stay with friends while your house
is on the market. Viewers might not like dogs
or cats.
- Tidy toys away – your potential purchaser
may not have children so don’t present your
house as just a family house.
- Make sure that the garden is tidy, all
garden furniture is clean, dead plants removed,
toys away, washing away, grass cut, fence in
good condition.
- Remember some buyers may even look inside
your cupboards (especially fitted cupboards) so
don’t just throw everything in the cupboard and
shut the door and hope!
- Treat every person that arranges to look
around your house as the potential purchaser.
Even if you think they are only somebody that
wants to nosey, you never know they may be the
buyer you are looking for.
- Open all curtains so that the rooms are
light and bright.
- Clean windows and polish mirrors. Clean
reflective surfaces bounce light around making
places look larger and lighter.
- Keep the carpets vacumed and put rugs over
any marks.
- Think where you have left the dustbins.
Does the outside of the house look tidy and
presentable.
- Air the house regularly particularly if you
smoke or have pets.
- Make sure that you don’t fall out with your
neighbours. The law requires you to declare any
neighbour disputes to potential purchasers.
- It is good to place a vase of fresh flowers
in the lounge or kitchen.
- Switch the TV off before people come to look
around, you want them to focus on your house not
what’s on the TV.
